Cross-Docking A logistics method where inbound freight is transferred directly to outbound vehicles with minimal or no storage time. View

Net Operating Income (NOI) A property's total income minus operating expenses, before debt service — the core metric for valuing industrial real estate. View

Vacancy Rate The percentage of total industrial space in a market that is currently unoccupied and available for lease or sale. View

Drayage Short-distance freight transport, typically moving containers from a port or rail terminal to a nearby warehouse or distribution facility. View
